Designed for the Needs of Asphalt Pavement in the Southwest

Think of sealcoating as anti-aging sunblock for your parking lots and other asphalt surfaces! Asphalt seal coat contains anti-oxidation additives that help to minimize surface raveling and shield against moisture and the elements. It's the ideal cost-effective preservation solution for any regular pavement maintenance plan.


Prior to seal coating your parking lot or asphalt surfaces, we will perform any pavement repair and crack filling that your job requires. We then sweep the surface to remove debris in order to ensure as strong an adhesion as possible.

Oil spots from vehicles are especially problematic for parking lots - where cars may be sitting for long periods of time. Pavement sealers traditionally do not adhere in these areas due to their water-based qualities. We have developed a proprietary substance that we use to treat these areas to ensure our sealant bonds properly to your asphalt surface.

We are now ready to begin sealing your pavement, starting with the edge and working our way in. The result is a dark, attractive finish with edging lines as straight as possible.

*Life span improvement estimates are based on pavements that are regularly maintained and depend heavily on the condition of pavement prior to treatment and a number of other factors.

3Available Materials & Options

Depending on the surface porosity and structure of your asphalt pavement, as your asphalt sealcoating authority we will recommend the right solution from a number of different options to give you the longest lasting protection for your dollar:

  • MasterSeal MTR Seal Coat:

    We are proud to offer MasterSeal MTR, the leading seal coat product in the pavement maintenance industry. MasterSeal MTR is modified with terminal blended recycled tire rubber for superior UV protection, flexibility, adhesion, durability, and color retention.

  • Spray vs. Squeegee Application:

    For smoother or well-maintained surfaces, a spray application using a wand or boot truck is a cost-effective solution. Pavements with greater surface deterioration or porosity would require a squeegee application. With this method, the seal coat is applied thicker to allow better penetration into surface imperfections.

  • Single vs. Double Coats:

    Seal coating may be applied in single or double coats depending on the severity of the surface deterioration or "graying". Double coats provide a better overall cost savings while doubling the lifespan improvement of your pavement.

  • Liquid Road

    Liquid Road™ is a high performance mineral and fiber reinforced asphalt emulsion blended with polymers and special surfactants for superior adhesion, flexibility, and durability. Liquid Road™ replenishes the binder that is lost through oxidation and weathering, while providing a slip resistant durable surface treatment. This formula protects and renews pavement, more commonly used for roads, streets, & other pavement surfaces.

  • PMM - Polymer Modified Masterseal - Asphalt and Blacktop Seal Coating

    We offer this high performance mineral reinforced asphalt emulsion sealcoat blended with polymers and special surfactants for superior adhesion, flexibility, and durability. PMM is job-mixed with specifically graded aggregate and applied at a rate of 48-55% solids (unlike conventional sealers that are applied at 40% solids).
