Knowing what pitfalls to avoid is as important as getting a pavement maintenance plan in place.
So what are the pitfalls?
Using an outdated Pavement Maintenance Plan (remember: a pavement maintenance plan is only good for 10 to 12 years – max).
Using a plan that was created for a different property than the one you’re currently trying to maintain. You should also avoid using a plan created for a different, projected condition.
Working with someone who isn’t an expert and can’t accurately assess the condition of your property, or what needs to be done when.
Not accurately forecasting the capital budget needed to execute a pavement maintenance plan leading to not performing the right maintenance at the right times for the right reasons.
If any (or all) of these pitfalls become your reality, several issues can result. You can probably guess most of them but they all lead to pavement that doesn’t last as long as it should, and to more significant and expensive repairs in the future. It’s not a pretty picture, or a smooth surface.
But – and here’s our shameless plug – you can avoid all of this by calling Ace Asphalt.
When Ace Asphalt assesses your property, we can immediately flag any problem areas. It begins with a Google Earth view of your parking lot or property, which allows us to zero in on potential problem areas. Then we schedule a time with you to walk the property to inspect and determine its condition first hand.
Creating a pavement maintenance plan with Ace can make pitfalls obsolete. Trust us to help you prolong the life of your parking lot and other paved surfaces.
